Iowa Land Company is honored to represent the VanVleck farm in western Plymouth County, Iowa. The farm consists of 209.7 +/- total acres between both tract 1 and tract 2. Both farms are located within 1/2 mile of Westfield, Iowa in Section 23 and 26 of Westfield Township. The farms will be offered at public auction on August 12th, 2022 at the Akron Golf Course Club House at 1:00pm. We will offer the farm in two tracts on the day of sale. This is a great opportunity for local farmers to expand their current farming operation and gives farmland investors the ability to buy well taken care of farmland acres in an area where farmland does not come available to the public often! Tract 1 consists of 145.7 +/- acres, with 111.05 +/- acres considered cropland acres with an additional 22.5 +/- pasture acres. This farm consists of level farmland with a CSR2 average of 70.8. McPaul Silt loam makes up the majority of the soil. Tract 2 consists of 64 +/- acres, with 50.7 +/- acres considered cropland acres. The CSR2 average is 74.5, with McPaul – Kennebec silt loam making up the majority of the tillable acres. This tract also presents 13.4 +/- working pasture acres. The farm is rented for the 2022 growing season and will be open for the 2023 growing season. The new buyers will receive a $150 per tillable acre rent credit at closing.

Sale Method: The farm will be sold as 2 tracts at live public auction with online and phone bidding opportunities for all buyers.
Farm Lease: Farm tillable ground is leased for the 2022 season. Farm lease for 2023 will be terminated and open to the new buyer.
Survey: No survey will be provided, we are +/- acres.
Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.
Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.
Farm Possession: The farm is rented for the 2022 farming season. Seller to provide full possession 10 days after the 2022 cropland harvest. Seller reserves the use of the grain bins until July 1st, 2023 the seller will pay for all electric bills until July 1st, 2023.
