Stuart was a founding member of Audubon, Iowa. Captain Charles S. Stuart had acquired some 10,000 acres of farmland in the area of Audubon County in the late 1800’s. Over the last century and a half the land hasn’t changed ownership. Today this is the last Captain Charles S. Stuart farm that remains in the family. The farm will be offered at a public auction on March 6th, 2024 at 12:00PM at the Audubon Recreation Center Audubon, Iowa. Iowa Land Company will be providing restaurant meals and soft drinks at the auction from 11:30 AM- 1:00 PM. The farm will be offered in one tract. Sale Method: The farm will be sold at live public auction with online and phone bidding opportunities for all buyers. 

Farm Lease: The cropland is leased for the 2024 season. Buyer’s responsibility to terminate cropland tenancy if they choose to do so for 2025 crop season and beyond. 

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing, subject to tenant rights.
