Sale Method: The farm will be sold at public auction via online bidding only
Farm Lease: The farm is currently leased for 2023. The new buyer will receive a prorated rent credit at closing.
Survey: A survey will be conducted on the farm. TBD final multiplier will be based on the surveyed acres.
Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing. Sale is subject to court approval.
Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.
Farm Possession: Buyer will receive real estate possession at closing. Open lease 2024.
Farm Closing: Tuesday, October 10th, 2023. Sale is subject to court approval.
