The farm offers 105.73 FSA cropland acres that carry a CSR2 of 58.5 CSR2. 29.98 of the 105.73 FSA cropland acres are in CRP through 9/30/30 paying $5,164.00 annually. The remaining balance (75.75 +/- acres) has been cash rented on an annual basis. This farm naturally drains well and has some tile and terraces built throughout where needed. The farm is leased for the 2023 growing season and full possession will be March 1st, 2024.

Sale Method: The farm will be sold as one tract at live public auction with online and phone bidding available.

Farm Lease: Farm is leased for the 2023 season. Full possession is March 1st, 2024.

Survey: No surveys will be conducted prior to closing. We are selling taxable +/- acres.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing. Full possession will be on March 1st, 2024.  

Farm Closing: On or before October 4th, 2023.

Mineral Rights: Mineral rights will be conveyed to the buyer at closing. 

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. You must sign up for online bidding at least 24 hours before the sale unless special arrangements have been made with Iowa Land Company.
