Iowa Land Company is honored to represent the Willam R. Buckley Living Trust and John & Olga Haub Iowa Farms Trust farmland auction located in Eastern Calhoun County, Iowa. Two outstanding tracts of quality farmland will be offered on live public auction Tuesday, December 19th at 1:00 PM. The farm consists of 183.9 +/- taxable acres and will be offered as “choice” as a west farm and a east farm or one could purchase as a unit. These tracts are located just 3 miles northwest of Rinard, Iowa and are situated in Section 14 of Logan Township. This is a great opportunity for local farmers to expand their current farming operation and to give investors the ability to purchase quality farmland acres in the heart of flat farm country. The land auction will be held at the Calhoun County Expo Center located in Rockwell City at the fairgrounds.
Tract 1 consists of 112 +/- acres, with 110.99 +/- acres considered cropland acres. The CSR2 weighted average is above county average rated 85.2, with Webster, Nicolette, Clarion, soils making up the majority of the farm. Sale Method: The farms will be sold at live public auction with online and phone bidding opportunities for all buyers.
Farm Lease: The farm is currently leased for 2023.
Survey: No survey will be completed only if the farms sell separately to two separate buyers.
Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.
Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.
Farm Possession: Buyer will receive real estate possession at closing subject to tenants rights.
Farm Closing: February 6th, 2024.
