    Week 1

    Iowa Land Company will have all documents signed by the seller’s party. Once this has been completed our accelerated marketing campaign will be developed showcasing the farmland up for auction. Our campaign will be crafted to reach maximum exposure for the sellers asset.

    Week 2

    Iowa Land Company’s marketing team will begin rolling out the marketing campaign to potential buyers. Starting with local advertisement first, we will build an audience from local producers and local land owners. Iowa Land Company also targets outside investors that want to own Iowa farmland. Signage, flyers, property videos, and advertisement will be priority during week 2.

    Week 3

    Farm showings will be the bulk of this week. We will meet potential buyers at the farm to share our knowledge of Iowa farmland with them. We will communicate with inquires ILC receive. Filing buyers in on sale terms, soil types, and advantages of the farmland. Ultimately we want to bring as many buyers to the sale as possible.

    Week 4

    Iowa Land Company will begin processing buyer prospects. The ILC staff will qualify buyers by receiving pre approved accreditations. All buyers must be pre-approved to bid on the farmland up for auction. We require a 10% non refundable down payment after the hammer has dropped. The higher bidder will be asked to sign a binding contract with the seller on the day of the sale. The auction process makes transferring land simple, consistent, and rewarding.

    Week 5-8

    The next 30 days will be the closing period. Iowa Land Company and staff will help along the way communicating on behalf of both the buyer and the seller. ILC staff will help work through situations that might arise during the closing period.
