Iowa Land Company is honored to represent the Epping Farms LLC in Scott County, Iowa. The farm consists of 40 +/- deeded acres, located just 3.5 miles northeast of Eldridge, Iowa. The farm will be offered via public auction on May 6th at 1:30PM. The farm will be offered in one tract (See farm details below). This is a great opportunity for local farmers to expand their current farming operation and give investors the ability to buy well taken care of farmland acres in an area where farmland does not come available to the public often!  The farm consists of 40 +/- acres, with 40 +/- acres considered cropland acres. The CSR2 weighted average is extremely high at 95.1, with Muscatine silty loam making up 47% of the farm. Garwin silty loam, and Tama silty loam make up the remainder of the farm. Auction Location:  ON-SITE (This is a change from original advertising due to COVID-19)

Auction Address: At the end of 250th Street where the road dead ends (North end of the farm)

Sale Method: The farm will be sold as 1 tract at live public auction.

Farm Lease: Farm tillable ground is leased for the 2020 season.

Survey: Final will be sold using taxable acres

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Farm possession will be after the 2020 crops are harvested.   

Farm Closing: June 23rd 2020, or before.

FSA Information: Call Land Agent Nick Skinner or Land Broker Cody Skinner for any FSA information questions prior to the auction. Note all FSA information is estimated to the best seller and Iowa Land Company. All information is subject to change. Farm will be subject to new FSA conservation plan. 

Mineral Rights: All mineral rights will convey to the buyer.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm.
