Iowa Land Company is honored to represent the Kiger Farm located in Riverton Township in Clay County, Iowa. The farm consists of 99.9 total acres, partially located in city limits on the western side of Spencer, IA. The farms will be offered at public auction on November 20th ON-SITE at 1:30pm. We will offer the farm in two tracts on the day of sale. This is a great opportunity for local farmers to expand their current farming operation and or a land investor an opportunity to buy land in the path of development long term! Tract 1 consists of 39.2 acres and is located in the Spencer City limits. The tract is zoned B MULTIPLE RESIDENTIAL DISTRICT. 38 +/- cropland acres are currently in a corn/bean rotation carrying a CSR2 rating of 55.9. Tract 2 consists of 60.7+/- acres, with 60 +/- acres considered cropland acres currently in a corn/bean rotation. The CSR2 average is 56.3, Wadena Loam making up the majority of the tillable acres. The farm has an open lease for the 2021 farming season.

Sale Method: The farm will be sold as 2 tracts at live public auction

Farm Lease: Farm tillable ground has an open lease for the 2021 farming season

Survey: No survey will be provided, farms will be sold using the parcel line.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive full possession March 1st, 2021.   

Farm Closing: January 3rd, 2021

Note all FSA information is estimated to the best seller and Iowa Land Company. All information is subject to change. Farm will be subject to a new FSA conservation plan.

Mineral Rights: All mineral rights will convey to the buyer.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. Call Land Broker Matt Skinner or Land Broker Luke Skinner prior to the sale if you are unable to attend the sale but have an interest in the farm. We do have online bidding available. You must register 48 hours before the sale for online bidding.
