Iowa Land Company is honored to represent the Gene and Myrtis Allen Revocable Trust farmland auction in Western Pocahontas County, Iowa. Two outstanding tracts of quality farmland will be offered on live public auction Tuesday, August 22nd at 1:00 PM. The farms consists of 75.63 +/- acres and a nice outside short quarter totaling 140 +/- acres. These tracts are located just 3 miles southeast of Albert City, Iowa and are situated in Section 29 and 31 of Marshall Township. This is a great opportunity for local farmers to expand their current farming operation and to give investors the ability to purchase quality farmland acres, in an area where farmland does not come available to the public often. The land auction will be held at the Laurens Golf and Country Club located on the west side of Laurens, Iowa.  

Tract 1 consists of 140 +/- acres, with 129.91 +/- acres considered cropland acres. The CSR2 weighted average is above county average rated 85.1, with Webster, Canisteo, Clarion, and Nicollet soils making up the majority of the farm. Sale Method: The farms will be sold at live public auction via “Bidder’s Choice” with online and phone bidding opportunities for all buyers

Farm Lease: The farm is currently leased for 2023. The sellers will retain the 2023 cash rent payments. 

Survey: No survey will be needed for this property/sale.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing, subject to tenant rights. The sellers will retain the 2023 cash rent payments. 

Farm Closing: On or before November 2nd, 2023.

You must sign up for online bidding at least 24 hours before the sale unless special arrangements have been made with Iowa Land Company.
