The farm will be offered at a public auction on August 17th, 2023 at 1:00PM at the Ashton Legion/Community Building. The farm will be offered as a stand alone one tract option. Sale Method: The farm will be sold at live public auction with online and phone bidding opportunities for all buyers.

Farm Lease: The farm is currently leased for 2023. The new buyer will receive a $100 per tillable acre rent credit at closing.

Survey: A survey will be completed to determine exact acre figure.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing, subject to tenant rights. 

Farm Closing: On or before September 26th, 2023.
