The farm will sell at live public auction on November 10th at 1 PM. The farm consists of 160 +/- acres of which 151 +/- acres are considered cropland with a CSR2 average of 83.4. Quality farmland in this region rarely hits the open market. The farm will be offered as a two tract option on choice allowing qualified buyers to purchase an 80 acre tract or the entire 160 acres. This particular farm has been well taken care of ensuring the next owner strong fertility for years to come. The farm is open lease for 2021, call the broker on early possession details. The current tenant will be completing fall tillage on the corn stalks, this will be paid by the sellers. These farms would be an excellent addition to existing operations of a nice investment transition to secure a more stable return on investment. Sale Method: The farm will be sold as 2 tracts at live public auction using the choice privilege method.

Farm Lease: Farm tillable ground is leased for the 2020 season. Farm lease for 2021 is open.

Survey: No survey will be provided; If the farmland sells in two tracts new abstracts will be created based off of the county parcel lines already in place on the farm.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: The farm is rented for the 2020 farming season. Buyer will receive full possession March 1, 2021.   

Farm Closing: December 15th 2020, or before.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. You must register to bid 48 hours before the sale for online bidding.
