The farm consists of 155.21 total acres, located 2.5 miles northwest of Fonda, Iowa. The farms will be offered at public auction on February 18th, 2021 at the Allee Building in Newell at 1pm. We will offer the farm in two tracts on the day of sale. Tract 1 is an inside 80, with 74.38 +/- acres considered cropland acres. This farm consists of gently rolling farmland with great water drainage. Sale Method:The farm will be sold as 2 tracts at live public auction

Farm Lease: Open lease 2021. Possession March 1st, 2021

Survey: No survey will be provided; we are selling gross acres.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: The farm is rented for the 2020 farming season. Buyer will receive full possession March 1st, 2021.

Farm Closing: March 31st, 2021
