The farm consists of 80 +/- acres located just 1 mile west of Corwith, Iowa situated in Section 36 of Prairie Township. The farm will be offered at a public auction on July 19th, 2022 at 4:00PM at the Corwith Community Center located in Corwith, Iowa. The farm will be offered in one tract. Sale Method: The farm will be sold at live public auction with online and phone bidding opportunities for all buyers.

Farm Lease: The farm is currently leased for 2022. The new buyer will receive the second half of the cash rent paid on December 1st, 2022.

Survey: No survey will be done. 80 +/- acres based on the government survey.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing.

Farm Closing: August 18th, 2022.

Mineral Rights: All mineral rights owned by the seller will convey to the buyer.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. You must sign up for online bidding at least 24 hours before the sale unless special arrangements have been made with Iowa Land Company.
