Iowa Land Company is honored to represent the Peter and Sharon Miller farm sale in Clarke County, Iowa. The farm consists of 143 +/- acres, located 9 miles northeast of Osceola, Iowa. The farm will be offered at a public auction on June 17th, 2022 at 1:00PM at the Municipal Golf Course Banquet Hall in Osceola. The farm will be offered in one tract. This is a great opportunity for local farmers to expand their current farming operation and give investors the ability to purchase quality farmland acres in a great area to invest in Iowa farmland! The farm consists of 143 +/- acres, with 122.41 +/- acres considered FSA cropland acres. The CSR2 weighted average is 55.9. The farm offers a very nice productive high CSR2 ridge on the south side of the farm and nice rolling farmland and timber on the north end of the farm. The farm has a lease in place until February 28th, 2023. Full possession will be granted to the new buyer on March 1, 2023 subject to tenants rights. The seller is offering the new buyer a prorated rent credit at closing. This proration will be figured from the closing date.

Sale Method: The farm will be sold at live public auction with online and phone bidding opportunities for all buyers.

Farm Lease: The cropland has a 1 year lease, expiring on Feb, 28th 2023.

Survey: No survey will be done.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing.

Farm Closing: July 18th, 2022.

Note all FSA information is estimated to the best knowledge of the seller and Iowa Land Company. All information is subject to change. Farm will be subject to a new FSA conservation plan.

Mineral Rights: All mineral rights owned by the seller will convey to the buyer.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. You must sign up for online bidding at least 24 hours before the sale unless special arrangements have been made with Iowa Land Company.
