Iowa Land Company is honored to represent the Steve Riesberg Estate in Roselle Township located in Carroll County, Iowa. The farm consists of 149.43 total acres, located 7 miles southwest of Carroll, Iowa. The farms will be offered at public auction on December 10th at the Halbur Community Center at 1pm. We will offer the farm in two tracts on the day of sale. This is a great opportunity for local farmers to expand their current farming operation and gives farmland investors the ability to buy well taken care of farmland acres in an area where farmland does not come available to the public often! Tract 1 is an outside short 80 consisting of 76.39 taxed acres, with 75.63 +/- acres considered cropland acres. This farm consists of gently rolling farmland with great water drainage. The CSR2 average is 87.7 which is well above county average. Marshall silt clay loam soils make up the majority of the soil. Tract 2 consists of 73.04 taxed acres, with 71.76+/- acres considered cropland acres. The CSR2 average is 72.2, with Colo – Judson silt clay loam making up the majority of the tillable acres. The farm is rented for the 2020 growing season and will be open for the 2021 growing season. The cash rent will be based on a prorated figure on the day of closing. Sale Method:The farm will be sold as 2 tracts at live public auction

Farm Lease: Farm tillable ground is leased for the 2020 season. Farm lease for 2021 is open.

Survey: No survey will be provided; we are selling taxable acres.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Farm possession will be after the current crops are harvested.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. You must sign up for online bidding at least 48 hours before the sale.
