Iowa Land Company is honored to represent the Frances M Bantz Farm in the beautiful Buchanan County, Iowa. The farm consists of 143.63 more or less taxable acres, located just 6.5 miles Southwest of Rowley, Iowa. The farm will be offered via public auction on June 17th, 2020 at 1PM. The farm will be offered in one tract (See farm details below). This is a great opportunity for local farmers to expand their current farming operation and give investors the ability to buy well taken care of farmland acres in an area where farmland does not come available to the public often! The farm consists of 143.63 +/- taxable acres, with 122.13 +/- acres considered cropland acres. The CSR2 weighted average is 75.4, with Clyde clay loam, Olin fine sandy loam, and Schley loam making up the majority of the farm. The farm is rented for the 2020 growing season and the option for the 2021 growing season to be open is available. 23.50 more or less acres is fenced for grass pasture use currently with a creek running through the middle of the pasture. Sale Method: The farm will be sold as 1 tract at live public auction.

Farm Lease: Farm tillable ground is leased for the 2020 season. Buyer(s) to receive 50% of the cash rent income.

Survey: Final will be sold using taxable acres

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: The farm is rented for the 2020 farming season. Buyer will receive full possession once crops are harvested.

Farm Closing: July 30th, 2020, or before.
