The farms will be offered for sale as two tracts (see below for per tract details). Tract 1 offers 68.30 +/- cropland acres carrying a 75.6 CSR2 value. Hedrick silty clay loam and Mahaska silty clay loam make up the majority of the soils on tract 1. Sale Method: The farm will be sold as two tracts at live public auction with online and phone bidding available.

Farm Lease: Farm is leased for the 2023 farming season. Open farm lease for 2024 agriculture season. 

Survey: The seller, at the seller’s expense, will have the east boundary on tract 1 surveyed prior to closing.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing. Full possession will be on March 1st, 2024.  

Farm Closing: On or before August 31st, 2023

Mineral Rights: Mineral rights will be conveyed to the buyer at closing. 

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. Call Land Agent Jim Davis or Land Agent Nick Skinner prior to the sale if you are unable to attend the sale but have an interest in the farm. We do have online bidding available. You must sign up for online bidding at least 24 hours before the sale unless special arrangements have been made with Iowa Land Company.
