Join us June 15th, 2021 at 12pm noon at the community building in Villisca, Iowa where we will be offering a total of 195.63 acres for sale at public auction! Iowa Land Company is honored to represent the farm owned by Anthony and Kathryn Livic located in Southeast Montgomery County, Iowa. The farm is located approximately 2 miles west of Villisca, Iowa and about 11.5 miles southeast of Red Oak, Iowa. Of the 195.63 deeded acres 160.81 acres are currently enrolled in CRP. There are two different CRP contracts (contracts and maps are found beneath the farm photos above call Land Broker Cody Skinner to answer any questions) one of which is 150.11 acres that pays $27,944 annually and expires on 9/30/2022. The second CRP contract is for 10.7 acres that pays $2,194 annually which expires on 9/30/2033. The two CRP contracts combined provide a total of $30,138 annual farm income. There are an additional 15+/- acres that could be converted to income producing acres 12.66 of which are located on the west side of the property and 2.31 located on the north side of the property. The 2.31 acre field located on the north side of the property is an old building site that someone could utilize again to build a home overlooking the farm.

Sale Method: The farm will be sold at live public auction with online bidding as one tract.

Farm Lease: The farm has two CRP contracts on the property. Buyer agrees to fulfill the Conservation Reserve Program (CRP) contract terms for any of the subject property currently enrolled in the program.

Survey: A survey exists, see the documents above for a copy of the survey.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Full possession will be at closing subject to the current CRP contracts.

Mineral Rights: All mineral rights will convey to the buyer at closing.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. Call Land Broker Cody Skinner or Land Agent Nick Skinner prior to the sale if you are unable to attend the sale but have an interest in the farm. We do have online bidding available. You must register 48 hours prior to sale for online bidding.
