Iowa Land Company is pleased to represent the Charles Shadrock Morgan Estate farm in Section 2 East Des Moines Township located in Mahaska County, Iowa. The farm consists of 124.97 +/- total acres and is located 2 miles southwest of Oskaloosa, Iowa. The farm will be offered on a one-time sealed bid sale. Bids should be sent to Iowa Land Company’s office in Indianola, IA. Address will be labeled below. The farm will be offered in one tract. This is a great opportunity for local farmers to expand their current farming operation or a buyer looking to purchase a hobby farm with excellent building opportunities with the amenities of Oskaloosa just 5 minutes away. There is a 40×96 building built in 1991 on the northwest corner of the farm. The makeup of the farm is majority tillable farmland along with some nice recreational acres making the farm a nice combination farm. Currently 69 +/- acres are in production with 93.3 +/- acres considered cropland. In addition to the production acres there is an additional 20.4 +/- acres currently in CRP until 2023. Sale Method: The farm will be sold as 1 tract via the one time sealed bid method.

Farm Lease: Farm is leased for 2021. Possession March 1st, 2022.

Survey: No survey will be provided, selling acres multiplier is 124.97 +/- acres.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: The farm is rented for the 2021 farming season. Buyer will receive full possession March 1st, 2022.

Farm Closing: November 30th, 2021

You must sign up for online bidding at least 48 hours before the sale.
