Sale Method: The farm will be sold as two tracts at live public auction with online bidding per buyer’s choice method. Winning bidder has their CHOICE of which tract they desire, they also have the option to purchase multiple or all tracts.
Farm Lease: Full possession is March 1st, 2023. Buyer will receive 50% of the cash rent for each tract. Buyer will receive $18,000 September 1, 2022 for 2022 cash rent for tract 1. Buyer will receive $11,400 cash rent credit at closing for tract 2.
Survey: Tract 1 has been surveyed at the sellers expense. Tract #2 will not be surveyed.
Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.
Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.
Farm Possession: Buyer will receive full possession March 1st, 2023.
