Farm Lease: The farm is leased for the 2025 farming season, the 2025 farm lease has been terminated. The buyer will receive full possession of the 2026 agricultural lease.
Survey: A survey will not be conducted, we are selling the farm using taxable acres.
Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer(s) obtaining financing.
Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the settlement company or seller attorney trust account. The remaining balance will be due at closing.
