The farm will be offered as 294 +/- gross acres (subject to the acreage being surveyed) on November 8th, 2024. The farm offers 259.87 +/- FSA cropland acres per the FSA documents. The farm carries a 72.5 CSR2 average and there is tile and terraces in place where needed! This farm has been owned by the same family for many years and has been well taken care of. The cropland acres are leased for the 2024 farming season. Full possession will be March 1st, 2025 subject to tenants rights.

Sale Method: The farm will be sold as one tract at live public auction with online bidding and phone bidding available.
Farm Lease: The farm is currently leased for the 2024 agriculture season. Full possession is March 1st, 2025 per tenant’s rights. Open lease for 2025.
Survey: An entire farm survey will not be completed. The acreage on the west side of the property will be surveyed prior to closing at the sellers expense. The acreage amount for the farm will be found by subtracting the gross acre amount found on the survey minus the gross acre amount from the Mills county GIS website.
Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.
Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.
Farm Possession: Buyer will receive real estate possession at closing and full possession March 1st, 2025.
