Iowa Land Company is honored to represent the John L. Law farm sale in Boone County, Iowa. The farm consists of 77 +/- acres, located just 1 mile southwest of Boxholm, Iowa. The farm will be offered at a public auction on July 8th, 2022 at 12:00PM at the Boxholm Community Center. The farm will be offered in one tract (See farm details below). This is a great opportunity for local farmers to expand their current farming operation and give investors the ability to purchase quality farmland acres in an area where farmland does not come available to the public often! The farm consists of 77 +/- acres, with 72.57 +/- acres considered cropland acres. A 4.54 +/- acre grove on the west side of the farm could be transitioned into farmland acres or make a nice mature tree’d grove for a building site. The CSR2 weighted average is 82.4. The farm is leased for the 2022 growing season per a crop share agreement between the current tenant and the land owners. The cropland is rented per a one year term. Possession will be granted to the new buyer at closing subject to tenant’s rights. SALE NOTES: The buyer will receive 50% of the crop harvested, currently being grown on the farm. Sale Method: The farm will be sold at live public auction with online and phone bidding opportunities for all buyers.

Farm Lease: The cropland is leased for the 2022 season.

Survey: No survey will be completed prior to sale.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing.

Mineral Rights: All mineral rights owned by the seller will convey to the buyer.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. You must sign up for online bidding at least 24 hours before the sale unless special arrangements have been made with Iowa Land Company.
