Sale Method: The tracts will be offered for sale via live public auction sold using “Bidders Choice”method.

Survey: If the same buyer does not by tract 1 and tract 3 a survey will be provided ONLY on tract 3 to determine exact acres and to provide a legal description tract 3. The sellers will pay for the cost of the survey. If the same buyer buys tract 1 and tract 3 a survey will not be provided. Tract 2 will not be surveyed.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the seller’s attorney trust account. Remaining balance will be due at closing.

Farm Possession: The farm is rented for the 2019 farming season. Buyer will receive full possession once the 2019 crop has been harvested

Farm Income: The sellers are keeping the entire 2019 farm income.
