These 223.26 +/- acres of farmland will be offered for sale at live public auction! The auction will be on October 21st, 2022 at 12:00pm at the Keokuk County Extension Office. Lunch will be provided at 11:00am on behalf of the seller’s that is free of charge to all attendees. Online bidding is available at bidders’ request.

The farm will be offered for sale in three separate tracts; Tract 1 – 96.68 +/- acres, Tract 2 – 119 +/- acres, and 8 +/- acres on October 21st, 2022. Per tract agricultural information is listed below. The farm is leased for the 2022 farming season and will be open for the 2023 farming season. Full possession will be March 1st, 2023. Primary soil types are Ladoga loam and Otley loam, and Olmitz-Zook-Vesser complex soils. Sale Method: The farm will be sold as three tracts at live public auction with online bidding per buyer’s choice method on Tracts 1 & 2, Tract 3 will be sold individually. Winning bidder has their CHOICE of which tract(s) (Tract 1 or Tract 2) they desire, they also have the option to purchase Tract 1 & Tract 2 together, then Tract 3 individually.
Farm Lease: Full possession is March 1st, 2023. Seller will be keeping the full 2022 cash rent. 2023 agricultural tenancy is open.
Survey: A survey will be conducted to identify Tract 3 boundary prior to closing. We are selling taxable +/- acres on Tract 1 & 2. Tract 3 will be sold subject to a completed survey.
Purchase Agreement: Immediately upon conclusion of the auction, if the seller’s reserve amount has been met, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.
Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.
Farm Possession: Buyer will receive full possession March 1st, 2023.
Farm Closing: December 6th, 2022
FSA Information: Call Land Agent Nick Skinner or Land Broker Cody Skinner for any FSA information questions prior to the auction. Note all FSA information is estimated to the best knowledge of the seller and Iowa Land Company. All information is subject to change. Farm will be subject to a new FSA conservation plan.
Mineral Rights: All mineral rights owned by the seller will convey to the buyer.
Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. Call Land Agent Nick Skinner or Land Broker Cody Skinner prior to the sale if you are unable to attend the sale but have an interest in the farm. We do have online bidding available. You must sign up for online bidding at least 24 hours before the sale unless special arrangements have been made with Iowa Land Company.
