Iowa Land Company is honored to represent the Heithoff Family Revocable Trust / Martin Sprecher farmland sale in Boone County, Iowa. The farm consists of 80 +/- acres, located just 5 miles northeast of Boone, Iowa. The farm will be offered at a public auction on December 14th, 2022 at 1:00PM at the Central Iowa Expo Administration Building. The farm will be offered in one tract. This is a great opportunity for local farmers to expand their current farming operation and give investors the ability to purchase quality farmland acres in an area where farmland does not come available to the public often! The farm consists of 80 +/- acres, with 78.99 +/- acres, considered FSA cropland acres. The farm carries an 85.2 CSR2 value throughout the cropland acres. The farm is leased for the 2023 growing season. The new buyer will receive the 2023 cropland rent. The new buyer is to assume the current cropland lease at closing. The cropland is rented per a one year term. Possession will be granted to the new buyer at closing subject to tenant’s rights. The farm is to be sold with a 5 year inability to construct a livestock facility. Note: The farm selling is made up of parcels B and parcels C on the survey provided in the listing. Drainage Tile: The farm is located in the Hasstedt Drainage District. This is a county drainage district. A  county main tile runs through the north end of the farm that is 24″-26″. Sale Method: The farm will be sold at live public auction with online and phone bidding opportunities for all buyers.

Farm Lease: The cropland is leased for the 2023 season.

Survey: Completed on 7/7/2022. Survey PDF Provided per the bidders request.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing, subject to tenant rights.

Farm Closing:  January 30th, 2023.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. You must sign up for online bidding at least 48 hours before the sale.
