The farm will be offered via public auction on December 1st, 2021 at 1:00PM. The farm will be offered as one tract which consists of 156.32 taxable acres.
The farm offers 146.88 cropland acres which carry a CSR2 of 76.6. In addition the cropland acres have a substantial amount of tile throughout. 120.58 of the 146.88 cropland acres are being farmed. The remaining 26.3 cropland acres are in CRP which pays $4,551 annually. The CRP payment will be prorated to the day of closing. The farm is rented for the 2022 agricultural season for $250 an acre. Sale Method: The farm will be sold at live public auction as one tract.
Farm Lease: Farm tillable ground is leased for the 2022 season. Buyer will receive full possession March 1, 2023. Buyer will receive the entire 2022 cash rent income.
Survey: Final purchase price will be sold using taxable acres as the multiplier
Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.
Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.
Farm Possession: The farm is leased for the 2022 farming season for $250 an acre. Buyer will get full possession March 1, 2023.
