The farm will be offered at public auction on November 21st, 2023 at 1:15pm located at the American Legion, Vinton, Iowa. The farm will be offered in 3 tracts on the day of sale. Tract #1 will be offered as 146.55 +/- net acres, 149.55 +/- NHEL FSA Cropland acres with a 81.3 CSR2 average on the cropland acres. Tract #2 consists of 101.87 +/- net acres, with 99.79 +/- NHEL FSA acres considered cropland acres with a 61.5 CSR2 average on the cropland acres. Tract #3 consists of 37.50 +/- net acres, 37.55 +/- HEL FSA Cropland acres with a 58.4 CSR2 average on the cropland acres. Sale Method:The farm will be sold as 3 tracts at live public auction with online bidding and phone bidding opportunities. We will be offering the farm(s) as “Bidders Choice Method” on a price per acre bid times the multiplier! 

Farm Lease: Farm is leased for the 2023 growing season. Full Possession will be March 1st, 2024. The 2024 farm lease is open to the buyer.

Survey: We are selling the farm via taxable “net” acres measured via County Assessor. 

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive full possession March 1st, 2024. 

Farm Closing: January 9th, 2024

FSA Information: Call Land Agent Nick Skinner or Cody Skinner for any FSA information questions prior to the auction. Note all FSA information is estimated to the best seller and Iowa Land Company. All information is subject to change. Farm will be subject to a new FSA conservation plan. 

Mineral Rights: All mineral rights will be conveyed to the buyer.

Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm. Call Land Agent Nick Skinner or Cody Skinner prior to the sale if you are unable to attend the sale but have an interest in the farm. We do have online bidding available. You must sign up for online bidding at least 48 hours before the sale.
