Iowa Land Company is honored to represent the Kjarsgaard LLC farm sale in Pocahontas County, Iowa. The farm consists of 78.50 +/- acres, located 5 miles northeast of Manson, Iowa. The farm will be offered at a public auction on May 19th, 2022 at 12:00PM at the Manson Area Community Center located Manson, Iowa. The farm will be offered in one tract. This is a great opportunity for local farmers to expand their current farming operation and give investors the ability to purchase quality farmland acres in an area where farmland does not come available to the public often! The farm consists of 78.50 +/- acres, with 76.30 +/- acres considered cropland acres. The CSR2 weighted average is 86.6, with Webster Clay loam, Clarion loam and Nicollet Clay loam being the majority soil types on the farm. The farm has a lease in place until Feb 28th, 2024 @ $261.09 per cropland acre or $20,000.00 annually. The new buyer will recieve the second half of the rent for 2022 crop season. Payment for the second half of the rent is issued Sept. 1st, 2022. The new buyer will assume the current lease on the farm. Possession will be granted to the new buyer at closing subject to tenants rights.

Sale Method: The farm will be sold at live public auction with online and phone bidding opportunities for all buyers.

Farm Lease: The cropland has two years left on the current lease, expiring on Feb. 28th, 2024. 

Survey: No survey will be done.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing.

Farm Closing: June 30th, 2022.
