Iowa Land Company is honored to represent the Margaret E. Harms Estate farm sale in Calhoun County, Iowa. The farm consists of 77 +/- acres, located just 6 miles southwest of Fonda, Iowa situated in Section 7 of Williams Township. The farm will be offered at a public auction on May 17th, 2022 at 1:00PM at the Knights of Columbus Hall located Fonda, Iowa. The farm will be offered in one tract. Sale Method: The farm will be sold at live public auction with online and phone bidding opportunities for all buyers.

Farm Lease: The farm is currently leased for 2022. The new buyer will receive the second half of the cash rent.

Survey: No survey will be done.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing.

Farm Closing: June 30th, 2022.
