The entire farm will be offered in 3 tracts at live public auction on October 24th, 2018 at 12 pm noon. The farm is located 5 miles south from Packwood, Iowa in NW Jefferson County, Iowa. Tract 1 consists of Mahaska silt clay loam, Ladoga silt loam, Hedrick silty clay loam with a CSR2 average of 84.4. Tract 2 and 3 consist of good grazing grass with rolling hills. Coon creek runs on the west ends of both tract 2 and 3. There are multiple grain facilities nearby with Wapello and Reiff Grain and Feed being within several miles. Sale Method: The farm will be sold as 3 tracts at live public auction

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: After the current crop is harvested subject to tenants rights.
