Southwest Iowa Land Prices | Values

 

According to the Iowa State University 2020 Farmland Survey, Southwest Iowa land prices decreased from $6,166 an acre in 2019 to $6,112 an acre in 2020. This was a $54 per acre or .87% decrease. The average price of high quality farmland within this region (76 CSR2) is $7,484 an acre, the average price for medium quality farmland (62 CSR2) is $5,843 an acre, and the average price for low quality farmland (48 CSR2) is $4,055 an acre.

 

According to the fall 2020 Realtor Land Institute report, the average Southwest Iowa land price of farmland is $8,046 per acre for high quality, $6,204 per acre for medium quality, and $4,219 per acre for low quality farmland. The average price for non tillable pasture is $3,158 per acre and $2,485 per acre for timberland for this region in Iowa.

 

The averages above for both reports are determined by interviewing agricultural professionals such as financial investors, brokers/realtors, county auditors, farm managers, and appraisers. 

 

According to Iowa Appraisal and Research Corporation 2020 recap report there were a total of 38 farms offered to the public via public auction in 2020 which is a slight decrease from 2019 when 63 farms were brought to the market. A total of 4,889 of tillable acres were offered for sale in Southeast Iowa in 2020. The average price of farmland that sold on auction was $6,935 per acre which increased 11.5% from 2019 and the average price per tillable CSR2 point is $102 which is up $12 points from 2019.

Pottawattamie County, Iowa Land Prices | Values

Pottawattamie County, Iowa showed more sales activity than the prior year in 2020. Prices showed stronger prices on timber ground, understanding the location on these farms were close to the Omaha metro. Farmland in Pottawattamie County has held up.  

 

According to Iowa State University Survey, the most recent average price of farmland near Council Bluffs, Iowa is $7,907 an acre which is down from last year in 2019 when it was $7,947 per acre. The average CSR2 in Pottawattamie County is 68.4.

 

 

 

Cass County, Iowa Land Prices | Values

Cass County, Iowa farmland is held in tight ownership. In 2020, three farms sold on public auction. On average, the farmland ranged from $5,100 to $7,200 per acre. Land is very diverse in Cass County. The northern and western parts of Cass County typically is where the best farmland in the county is located. Land is very diverse in Cass County. According to Iowa State University Survey, the most recent average price of farmland near Atlantic, Iowa is $6,825 an acre which is down from last year in 2019 when it was $6,882 per acre. The average CSR2 in Cass County is 69.5.

 

 

 

Adair County, Iowa Land Prices | Values

Adair County, Iowa farmland is held in tight hands. Only 3 tracts of land were sold on auction in 2020. A highlight for the sales year was a nice 79 acre tract that boasted a $8,200 sale price. According to Iowa State University Survey, the most recent average price of farmland near Greenfield, Iowa is $5,634 an acre which is down from last year in 2019 when it was $5,661 per acre. The average CSR2 in Adair County is 64.

 

 

 

Mills County, Iowa Land Prices | Values

There were 7 farmland auctions in Mills County in 2020 totalling 306.98 acres. The average price of farmland that was sold on auction was $6,250 per acre in 2020. The average CSR2 of the farms offered for sale on auction in 2020 was 60.3. The average price per CSR2 point on tillable acres of these sales was $162.2. However, because of Mills County landscape, most of the sales had a considerable amount of pasture acres which skews the price per tillable CSR2 point some because there is a great deal of value in the pasture acres that isn’t accounted for while calculating the price per tillable CSR2 point.

 

According to Iowa State University Survey, the most recent average price of farmland near Glenwood, Iowa is $7,238 an acre which is down from last year in 2019 when it was $7,426 per acre. The average CSR2 for farmland in Mills County is 71.8.

 

 

 

Montgomery County, Iowa Land Prices | Values

There were 4 farmland auctions in Montgomery County, Iowa in 2020 totaling 466.72 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 and 80% or greater tillable was $5,875 per acre in 2020. The average CSR2 of the farms offered for sale on auction in 2020 was 74.6 The average price per CSR2 point of these sales was $88.5.

 

According to Iowa State University Survey, the most recent average price of farmland near Red Oak, Iowa is $6,042 an acre which is slightly down from last year in 2019 when it was $6,053 per acre. The average CSR2 for farmland in Montgomery County is 70.3.

 

 

 

Adams County, Iowa Land Prices | Values

Adams County, Iowa had a fair number of farms brought to the market in 2020. Most of these sales took place in one estate sale in November. A nice mostly tillable short 80 brought $8,100 per acre. On the sale day, a 275 acres farm brought $4,150 per acre with 223 acres considered cropland.

 

According to Iowa State University Survey, the most recent average price of farmland near Corning, Iowa is $4,966 an acre which is up from last year in 2019 when it was $4,884 per acre. The average CSR2 in Adams County is 61.1.

 

 

 

Fremont County, Iowa Land Prices | Values

There were 6 farmland auctions in Fremont County, Iowa in 2020 totaling 723.83 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 and 80% or greater tillable was $7,690 per acre in 2020. The average CSR2 of the farms offered for sale on auction in 2020 was 78.1 The average price per CSR2 point of these sales was $102.3.

 

According to Iowa State University Survey, the most recent average price of farmland near Sidney, Iowa is $6,577 an acre which is slightly up from last year in 2019 when it was $6,545 per acre. The average CSR2 for farmland in Montgomery County is 72.1.

 

 

 

Page County, Iowa Land Prices | Values

There was 1 farmland auction in Page County, Iowa in 2020. Above is the results of that sale. In addition to the one auction, there were four farmland listings in Page County in 2020. Three of the four listings were offered for sale south of Clarinda near Shambaugh, Iowa. All four listings that were listed sold.

 

According to Iowa State University Survey, the most recent average price of farmland near Clarinda, Iowa is $5,509 an acre which is slightly down from last year in 2019 when it was $5,525 per acre. The average CSR2 for farmland in Page County is 70.6.

 

 

 

Taylor County, Iowa Land Prices | Values

There were 10 land auctions that I used for calculations in Taylor County in 2019 and 2020 totaling 1,339.85 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 and 65% or greater tillable was $4,503 per acre in 2019 and 2020. A total of 959.41 were tillable with a CSR2 of 59.36. The average price per CSR2 point of these sales was $97.41.

 

According to Iowa State University Survey, the most recent average price of farmland near Bedford, Iowa is $4,557 an acre which is up from last year in 2019 when it was $4,427 per acre. The average CSR2 in Taylor County is 58.5.
