The farm will be offered at public auction on Thursday May 5th, 2022 at the Roundup Room in Thompson, Iowa at 1:00pm. The farm will be offered in one tract. The farm is a nice compact short 80 with good conservation practice in place. 73 +/- acres are considered cropland acres. This farm consists of gently rolling farmland with great water drainage. Sale Method: The farm will be sold as 1 tract at live/simulcast public auction

Farm Lease: Leased for 2022. Possession March 1st, 2023 – Buyer to receive second half rent credit.

Survey: Survey has been completed. Multiplier will be 73.7 acres.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: The farm is rented for the 2022 farming season. Buyer will receive full possession March 1st, 2023.

Farm Closing: Thursday June 16th, 2022

Mineral Rights: All mineral rights owned by the seller will convey to the buyer.
