The two tract option consists of 93.25 +/- acres, located just 2 miles south of Auburn, Iowa tract 1 totals 72.63 +/- acres and is situated in Section 35 of Sac Township of Sac County. Tract 2 totals 20.62 +/- acres and is situated in Section 31 of Calhoun County. Sale Method: The farm will be sold via ONLINE ONLY. Click the bid now button to register. 

Farm Lease: The farm is currently leased for 2025. Open lease 2026. 

Survey: No survey will be completed. Selling as gross acres. 

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. The remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing subject to tenants rights.    

Farm Closing: November 18th, 2025.
