Iowa Land Company is proud to represent the VanHal Family farm LLC sale in Mahaska County, Iowa. The farm consists of 113.32 +/- acres, located just 6 miles northeast of Oskaloosa, Iowa. The farm will be offered at a public auction on June 16th, 2022 at 12:00PM at the Southern Iowa Fairgrounds located Oskaloosa, Iowa. The farm will be offered in one tract. This is a great opportunity for local farmers to expand their current farming operation and give investors the ability to purchase quality farmland acres in an area where farmland does not come available to the public often! Land in this area is held in tight ownership. The farm consists of 113.32 +/- acres, with 108.69 +/- acres considered cropland acres. Currently there is 11.32 +/- acres in CRP. The seller will terminate the current CRP acres upon buyer request and cover all cost to terminate the CRP acres. The CSR2 weighted average is 81.6, with Otley silty clay loam and Mahaska silty clay loam being the majority soil types on the farm. Sale Method: The farm will be sold at live public auction with online and phone bidding opportunities for all buyers.

Farm Lease: Leased for 2022. Buyer will receive second half 2022 cash rent. 

Survey: No survey will be done.

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing. 

Farm Closing: July 27th, 2022.
