Iowa Land Company is honored to represent the Doster farm sale in far Northeast Calhoun County, Iowa. The farm consists of 114.57 +/- acres, located just 2 miles north of Knierim, Iowa situated in Section 25 of Lincoln Township. The farm will be offered at a public auction on October 20th, 2022 at 1:00PM at the MAC Center located in Manson, Iowa. The farm will be offered in one tract. This is a great opportunity for local farmers to expand their current farming operation and give investors the ability to purchase quality farmland acres in an area where farmland does not come available to the public often! The farm consists of 114.57 +/- taxable acres, with 111.88 +/- acres considered cropland acres. The CSR2 weighted average is 82.7, with Canisteo, Clarion, and Nicollet Clay loam carrying the majority soil types on the farm. There are currently 2.8 +/- acres in a CRP program along the drainage ditch on the north side of the farm.

Recent drain tile work throughout the southeast corner of the farm was completed in 2021 with just under 9,500 feet of 5 inch plastic and 8 inch flex as the main. Convenient grain sales are presented at the New Cooperative just south in Knierim, IA. The farm is leased for the 2022 farm season, the lease has been terminated and the new buyer will receive possession for the 2023 farming season.

Sale Method: The farm will be sold at live public auction with online and phone bidding opportunities for all buyers.

Farm Lease: The farm is currently leased for 2022. Open lease for 2023.

Survey: No survey will be done. 114.57 +/- acres will be the multiplier.

Purchase Agreement: Immediately upon conclusion of the auction, if the seller’s reserve amount has been met, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing subject to tenants rights.

Farm Closing:  January 4th, 2023.
