Iowa Land Company is honored to represent the Quist Brother farmland auction in northeastern Webster County, Iowa. Two outstanding tracts of quality farmland will be offered on live public auction Thursday, July 18th at 1:00 PM in Vincent, IA. The farms consist of 76.4 +/- acres and a nice compact 59.37 +/- acres. These tracts are located just 3 miles southeast of Vincent, Iowa and are situated in Section 1 and 2 of Colfax Township. This is a great opportunity for local farmers to expand their current farming operation and to give investors the ability to purchase quality farmland acres, in an area where farmland does not come available to the public often. The land auction will be held at the Vincent Community Hall.


Tract 1 consists of 76.4 +/- acres, with 76 +/- acres considered cropland acres. The CSR2 weighted average is above county average at 84.1, with Webster, Canisteo, Clarion, and Nicollet soils making up the majority of the farm. Tract 2 consists of 59.97 +/- acres, with 58.97 +/- acres considered cropland.The CSR2 weighted average is above county average rating of 87, with Webster, Canisteo, Clarion, and Nicollet soils making up the majority of the farm. Sale Method: The farms will be sold at live public auction with online and phone bidding opportunities for all buyers. 

Farm Lease: The farm is currently leased for 2024. 

Survey: No survey will be completed. 

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing subject to tenants rights.    

Farm Closing: August 29th, 2024.
