South Central Iowa Land Prices | Values

 

According to the Iowa State University 2020 Farmland Survey, land prices in South Central Iowa increased from $4,487 an acre in 2019 to $4,658 an acre in 2020. This was a $171 per acre or 3.8% increase. The average price of high quality farmland within this region (72 CSR2) is $6,408 an acre, the average price for medium quality farmland (54 CSR2) is $4,563 an acre, and the average price for low quality farmland (38 CSR2) is $3,262 an acre. 

 

According to the fall 2020 Realtor Land Institute report, the average price of farmland prices in South Central Iowa is $6,552 per acre for high quality, $4,553 per acre for medium quality, and $3,198 per acre for low quality farmland. The average price for non tillable pasture is $2,756 per acre and $2,850 per acre for timberland for this region in Iowa.

 

The averages above for both reports are determined by interviewing agricultural professionals such as financial investors, brokers/realtors, county auditors, farm managers, and appraisers. 

 

According to Iowa Appraisal and Research Corporation 2020 recap report there were a total of 49 farms offered to the public via public auction in 2020. A total of 4,833 of tillable acres were offered for sale in South Central Iowa in 2020. The average price of farmland that sold on auction was $5,943 per tillable acre which was up 8.89% from 2020 and the average price per tillable CSR2 point is $99 which is up $8 points from 2019.

Madison County, Iowa Land Prices | Values

Madison County showed very few sales in 2020 to support a year end review. 

 

According to Iowa State University Survey, the most recent average price of farmland near Winterset, Iowa is $6,236 an acre which is up from last year in 2019 when it was $6,226 per acre. The average CSR2 in Madison County is 60.8

 

 

 

Warren County, Iowa Land Prices | Values

There were 8 land auctions in Warren County in 2020 totaling 723.58 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 and 75% or greater tillable was $6,400 per acre in 2020. A total of 723.58 acres were sold via the auction method, 547.80 which were tillable with a CSR2 of 66.45 The average price per CSR2 point of these sales was $111.33. 

 

According to the Iowa State University Survey the most recent average price of farmland near Indianola, Iowa is $6,982 an acre which is up from last year in 2019 when it was $6,769 per acre. The average CSR2 in Warren County is 55.2. The demand in Warren County is strong in the current market as the supply for good quality farms in Warren County is relatively low.

 

 

 

Marion County, Iowa Land Prices | Values

Marion County, Iowa was rather active for 2020 land sales. 11 tracts of land sold in the county. The highlight sales in 2020 were two 120 acre tracts of land that sold for $12,200 and $12,300 per acre. Some of the highest I’ve ever seen in the county. Many investors are looking at Marion County, Iowa farmland as a strong investment just a short distance from the Des Moines, Iowa metro. 

 

According to Iowa State University Survey, the most recent average price of farmland near Knoxville, Iowa is $6,754 an acre which is down from last year in 2019 when it was $6,770 per acre. The average CSR2 in Marion County is 59.7.

 

 

 

Union County, Iowa Land Prices | Values

Union County had a lack of farms available in 2020 to determine where the market is headed. Recreational land in the county has held strong. 

According to Iowa State University Survey, the most recent average price of farmland near Creston, Iowa is $5,055 an acre which is up from last year in 2019 when it was $5,004 per acre. The average CSR2 in Union County is 63.2.

 

 

 

Clarke County, Iowa Land Prices | Values

There were 8 land auctions in Clarke County in 2020 totaling 964.99 acres. The average price of farmland that was sold on auction with a CSR2 greater than 40 and 75% or greater tillable was $3,965 per acre in 2020. Farmland in Clarke County, Iowa is rising in value due to good commodity prices and low interest rates.

 

According to Iowa State University Survey the most recent average price of farmland near Osceola, Iowa is $4,382 an acre which is up from last year in 2019 when it was $4,149 per acre. This was an increase of 5.63% in land value.

 

 

 

Lucas County, Iowa Land Prices | Values

There were 6 land auctions in Lucas County in 2020 totalling 389.49 acres. The average price of farmland that was sold on auction with a CSR2 greater than 40 and 65% or greater tillable was $2,946 per acre in 2020. A total of 389.49 acres were sold, 48.96 which were tillable with a CSR2 of 46 The average price per CSR2 point of these sales was $93.77. 

 

According to the Iowa State University Survey the most recent average price of farmland near Chariton, Iowa is $4,061 an acre which is up from last year in 2019 when it was $3,916 per acre. The average CSR2 in Lucas County is 44.1.

 

 

 

Monroe County, Iowa Land Prices | Values

There were 14 land auctions in Monroe County in 2020 totaling 2,012.33 acres. The average price of farmland that was sold on auction with a CSR2 greater than 40 and 65% or greater tillable was $3,705.36 per acre in 2020. A total of 2,012.33 acres were sold, 1,019.42 which were tillable with a CSR2 of 53.28 The average price per CSR2 point of these sales was $75.25. 

 

According to Iowa State University Survey the most recent average price of farmland near Albia, Iowa is $5,069 an acre which is up from last year in 2020 when it was $5,017 per acre. The average CSR2 in Monroe County is 46.6.

 

 

 

Ringgold County, Iowa Land Prices | Values

There was 1 land auction in Ringgold County in 2020 totaling 225.25 acres. The average price of farmland that was sold on auction with a CSR2 greater than 40 and 75% or greater tillable was $3,400 per acre in 2020. A total of 225.25 acres were sold, 193.89 which were tillable with a CSR2 of 43.5 The average price per CSR2 point of this sale was $91.00. 

 

According to Iowa State University Survey the most recent average price of farmland near Mount Ayr, Iowa is $4,459 an acre which is up from last year in 2019 when it was $4,219 per acre. The average CSR2 in Ringgold county is 48.7.

 

 

 

Decatur County, Iowa Land Prices | Values

There was 1 land auction in Decatur County in 2020 totaling 56.9 acres. There was not enough land sold on auction to test the market. Nearly all of the land sold in Decatur County is sold through the listing method. 

 

According to Iowa State University Survey the most recent average price of farmland near Leon, Iowa is $3,849 an acre which is up from last year in 2019 when it was $3,586 per acre. The average CSR2 in Decatur County is 40.1.

 

 

 

Wayne County, Iowa Land Prices | Values

There were 4 land auctions in Wayne County in 2020 totalling 859.8 acres. One farm brought $6,200 per acre which resulted in a $113 per CSR2 point. Most of the land sold in Wayne County is sold through the listing method. 

 

According to the Iowa State University Survey, the most recent average price of farmland near Corydon, Iowa is $4,110 an acre which is up from last year in 2019 when it was $3,815 per acre. The average CSR2 in Wayne County is 50.7.

 

 

 

Appanoose County, Iowa Land Prices | Values

There were 6 land auctions in Appanoose County, Iowa in 2020. Above are the results of those sales. Appanoose County is a very diverse county with good tillable bottoms, recreational tracts, and pasture. There was a mix of tillable, CRP, recreation and tillable farms auctioned off during 2020. In June 2020, a tillable and pasture farm brought $5,100 per acre which brought the highest price on auction for the year. 

 

According to the Iowa State University Survey, the most recent average price of farmland near Centerville, Iowa is $3,891 an acre which is slightly up from last year in 2019 when it was $3,758 per acre. The average CSR2 for farmland in Appanoose County is 46.7.
