East Central Iowa Land Prices | Values

 

According to the Iowa State University 2020 Farmland Survey, land prices in East Central Iowa increased from $7,432 an acre in 2019 to $7,559 an acre in 2020. This was a $127 per acre or 1.7% increase. The average price of high quality farmland within this region (86 CSR2) is $10,199 an acre, the average price for medium quality farmland (72 CSR2) is $7,959 an acre, and the average price for low quality farmland (55 CSR2) is $5,599 an acre.

 

According to the fall 2020 Realtor Land Institute report, the average price of farmland prices in East Central Iowa is $10,355 per acre for high quality, $7,617 per acre for medium quality, and $4,819 per acre for low quality farmland. The average price for non tillable pasture is $2,934 per acre and $2,627 per acre for timberland for this region in Iowa.

 

The averages above for both reports are determined by interviewing agricultural professionals such as financial investors, brokers/realtors, county auditors, farm managers, and appraisers. 

 

According to Iowa Appraisal and Research Corporation 2020 recap report there were a total of 43 farms offered to the public via public auction in both 2019 and 2020.. A total of 4,639 of tillable acres were offered for sale in East Central Iowa in 2019 and 2020. The average price of farmland that sold on auction was $10,320 per acre which was up 9.40% from 2019 and the average price per tillable CSR2 point is $132 which is up $14 points from 2019.

Benton County, Iowa Land Prices | Values

There were 13 land auctions in Benton County in 2020 totaling 1,769.38 acres. The average price of farmland that was sold on auction with a CSR2 greater than 80 and 75% or greater tillable was $9,454 per acre in 2019 and 2020. A total of 1,769.38 acres were sold, 1,677 which were tillable with a CSR2 of 85 The average price per CSR2 point of these sales was $115.35.

 

According to Iowa State University Survey the most recent average price of farmland near Vinton, Iowa is $8,628 an acre which is up from last year in 2019 when it was $8,336 per acre. The average CSR2 in Benton county is 78.9. The demand in Benton County is very high in the current market as only a handful of farms each of the past two years have come to the public.

 

 

 

Linn County, Iowa Land Prices | Values

There was 1 land auction that I used for calculations in Linn County in 2020 totalling 154 acres. The average price of farmland that was sold on auction with a CSR2 greater than 75 and 80% or greater tillable was $7,400 per acre in 2020. A total of 154 acres were sold, 136.6 which were tillable with a CSR2 of 79.2. The average price per CSR2 point of these sales was $105.

 

According to Iowa State University Survey, the most recent average price of farmland near Marion, Iowa is $8,961 an acre which is down from last year in 2019 when it was $8,974 per acre. The average CSR2 in Linn County is 68.1. The demand in Linn County is very strong in the current market as only a few farms each of the past two years have come to the public.

 

 

 

Jones County, Iowa Land Prices | Values

There was 1 land auction in 2019 and 2020 in Jones County. The sale was a pasture farm that brought $4,600 an acre.

 

According to Iowa State University Survey, the most recent average price of farmland near Anamosa, Iowa is $7,802 an acre which is up from last year in 2019 when it was $7,518 per acre. The average CSR2 in Jones County is 62.2. There have been farms changing hands in the last two years via traditional land listings, but the supply has been very low making it a strong sellers market in Jones County.

 

 

 

Jackson County, Iowa Land Prices | Values

There were 3 land auctions that I used for calculations in Jackson County in 2020 totaling 370.79 acres. The average price of farmland that was sold on auction with a CSR2 greater than 45 and 75% or greater tillable was $8,130 per acre in 2019 and 2020. A total of 370.79 acres were sold of 290.99 which were tillable with a CSR2 of 53.2. The average price per CSR2 point of these sales was $162.65.

 

According to Iowa State University Survey, the most recent average price of farmland near Maquoketa, Iowa is $7,056 an acre which is up from last year in 2019 when it was $6,721 per acre. The average CSR2 in Jackson county is 44. Jackson County farmland has been in strong hands for years, making it a great time if you are thinking about selling.

 

 

 

Iowa County, Iowa Land Prices | Values

There were 5 land auctions that I used for calculations in Iowa County in 2019 and 2020 totaling 438.7 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 and 80% or greater tillable was $5,800 per acre in 2019 and 2020. A total of 438.7 acres were sold, 359.51 which were tillable with a CSR2 of 60.5. The average price per CSR2 point of these sales was $105.20.

 

According to Iowa State University Survey, the most recent average price of farmland near Williamsburg, Iowa is $7,771 an acre which is up from last year in 2019 when it was $7,475 per acre. The average CSR2 in Iowa County is 62.5.

 

 

 

Johnson County, Iowa Land Prices | Values

There were 3 land auctions that I used for calculations in Johnson County in 2019 and 2020 totalling 347.12. The average price of farmland that was sold on auction with a CSR2 greater than 60 and 80% or greater tillable was $8,900 per acre in 2019 and 2020. A total of 347.12  acres were sold, 294.01 which were tillable with a CSR2 of 75.7. The average price per CSR2 point of these sales was $121.21.

 

According to Iowa State University Survey, the most recent average price of farmland near Marengo, Iowa is $8,864 an acre which is down from last year in 2019 when it was $9,041 per acre. The average CSR2 in Iowa County is 65.

 

 

 

Cedar County, Iowa Land Prices | Values

 

There were 5 land auctions in Cedar County in 2019 and 2020 totaling 632.8 acres. The average price of farmland that was sold on auction with a CSR2 greater than 85 and 80% or greater tillable was $11,140 per acre in 2019 and 2020. A total of 632..8  acres were sold, 605.35 which were tillable with a CSR2 of 91.6. The average CSR2 in Cedar County is 76.9.

 

According to Iowa State University Survey the most recent average price of farmland in Cedar County, Iowa is $8,737 an acre which is up from last year in 2019 when it was $8,674 per acre.

 

 

 

Clinton County, Iowa Land Prices | Values

There were 3 land auctions in Clinton County in 2019 and 2020 totaling 316.44 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 and 80% or greater tillable was $9,833 per acre in 2019 and 2020. A total of 316.44 acres were sold, 305.52 which were tillable with a CSR2 of 73.76. The average price per CSR2 point of these sales was $143.76.

 

According to Iowa State University Survey the most recent average price of farmland near Clinton, Iowa is $7,758 an acre which is up from last year in 2019 when it was $7,464 per acre. The average CSR2 in Clinton county is 63.

 

 

 

Muscatine County, Iowa Land Prices | Values

 There were 7 land auctions that I used for calculations in Muscatine County in 2019 and 2020 totaling 974.97 acres. The average price of farmland that was sold on auction with a CSR2 greater than 60 and 80% or greater tillable was $7,688 per acre in 2019 and 2020. A total of 974.97 acres were sold, 871.15 which were tillable with a CSR2 of 77.46. The average price per CSR2 point of these sales was $117.37.

 

According to Iowa State University Survey, the most recent average price of farmland near Muscatine, Iowa is $8,033 an acre which is down from last year in 2019 when it was $8,122 per acre. The average CSR2 in Muscatine County is 64.9.

 

 

 

Scott County, Iowa Land Prices | Values

There were 3 land auctions in Scott County in 2019 and 2020 totaling 248.41 acres. The average price of farmland that was sold on auction with a CSR2 greater than 65 and 80% or greater tillable was $10,745 per acre in 2019 and 2020. A total of 242 acres were tillable with a CSR2 of 82.01. The average price per CSR2 point of these sales was $132.65.

 

According to Iowa State University Survey, the most recent average price of farmland near Davenport, Iowa is $10,659 an acre which is down from last year in 2019 when it was $10,837 per acre. The average CSR2 in Scott County is 72.4.
