Sale Method: The farm will be sold as one tract at live public auction with online bidding available. Phone bidding can be available at your request. This will be an absolute auction in regards to the purchase price, but subject to court approving the sale. 

Farm Lease: The 2025 agricultural possession is leased. Seller will retain the entire 2025 farm cash rent income. Buyer will receive full possession March 1st, 2026 per tenant’s rights. 

Survey: A survey will not be conducted, we are selling the farm using taxable acres. A survey will only be needed if it is necessary to transfer title. 

Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer(s) obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the seller’s attorney trust account. The remaining balance will be due at closing.

Farm Possession: Buyer will receive real estate possession at closing and full possession March 1st, 2026.
