NorthWest Iowa Land Prices | Values

 

According to the Iowa State University 2020 Farmland Survey, Northwest Iowa land prices increased from $9,352 an acre in 2019 to $9,536 an acre in 2020. This was a $184 per acre or 2% increase. The average price of high quality farmland within this region (85 CSR2) is $10,757 an acre, the average price for medium quality farmland (76 CSR2) is $8,633 an acre, and the average price for low quality farmland (51 CSR2) is $6,099 an acre.

 

According to the fall 2020 Realtor Land Institute report, the average Northwest Iowa land prices of farmland is $11,083 per acre for high quality, $8,983 per acre for medium quality, and $6,339 per acre for low quality farmland. The average price for non tillable pasture is $3,252 per acre and $2,835 per acre for timberland for this region in Iowa.

 

The averages above for both reports are determined by interviewing agricultural professionals such as financial investors, brokers/realtors, county auditors, farm managers, and appraisers. 

 

According to Iowa Appraisal and Research Corporation 2020 recap report there were a total of 129 farms offered to the public via public auction in 2020 which is a slight increase from 2019 when 115 farms were brought to the market. A total of 12,944 of tillable acres were offered for sale in Northwest Iowa in 2020. The average price of farmland that sold on auction was $10,277 per acre which was up 8.2% from 2019 and the average price per tillable CSR2 point is $124 which is up $5 points from 2019.

Lyon County, Iowa Land Prices | Values

Lyon County has seen an increase in sales volume. Good farmland is selling exceptionally well on auction. Like kind to Sioux County, smaller farms are offered. Many sales are split up and offered on a multi tract option allowing more buyer participation.     

 

According to Iowa State University Survey, the most recent average price of farmland near Rock Rapids, Iowa is $10,028 an acre which is up from last year in 2019 when it was $9,451 per acre. The average CSR2 in Lyon County is 75.1.

 

 

 

Osceola County, Iowa Land Prices | Values

 

Osceola County saw an increase in sales compared to 2019. Farms sold consistent to last year’s values. In October, a clean 160 brought $9,400 per acre. 

 

According to Iowa State University Survey, the most recent average price of farmland near Sibley, Iowa is $9,256 an acre which is up from last year in 2019 when it was $9,119 per acre. The average CSR2 in Osceola County is 86.3.

 

 

 

Dickinson County, Iowa Land Prices | Values

 

Dickinson County was flat in sales volume for 2020. Most sales took place prior to the current commodity rally. Mixed sales took place this year, location trumped all other data. There is a sale scheduled in early 2021 that might better determine market futures. 

 

According to Iowa State University Survey, the most recent average price of farmland near Spirit Lake, Iowa is $8,595 an acre which is up from last year in 2019 when it was $8,265 per acre. The average CSR2 in Dickinson County is 79.9.

 

 

 

Emmet County, Iowa Land Prices | Values

Emmet County, Iowa saw a lower volume of auction sales in 2020 compared to 2019. The one auction sale that was conducted was a lower quality far that brought $5,000 per acre. This farm was well below country average in soil quality. Every farm is different and unique in its own way. Farmland varies a lot in Emmet County due to soil qualities ranging from sand to loams. 

 

According to Iowa State University Survey, the most recent average price of farmland near Estherville, Iowa is $8,556 an acre which is up from last year in 2019 when it was $8,445 per acre. The average CSR2 in Emmet County is 77.2.

 

 

 

Sioux County, Iowa Land Prices | Values

Sioux County volume was slightly down over a 5 year average. I would say it was in line with the average. Many smaller tracts were offered showing prices ranging from $10,400 to $15,000 an acre. Sioux County is strictly location based when selling farmland. 

 

According to Iowa State University Survey, the most recent average price of farmland near Orange City, Iowa is $10,549 an acre which is up from last year in 2019 when it was $10,297 per acre. The average CSR2 in Sioux County is 85.3.

 

 

 

O’Brien County, Iowa Land Prices | Values

O’Brien County holds the highest CSR2 soil rating countywide in the state. There are hot spots in the county where farms bring a premium. Overall compared to past years, the county might have been a bit over sold. This year’s highlight sale was a nice 160 bringing $13,900 per acre. 

 

According to Iowa State University Survey, the most recent average price of farmland near Primghar, Iowa is $10,656 an acre which is up from last year in 2019 when it was $10,411 per acre. The average CSR2 in O’Brien County is 91.4.

 

 

 

Clay County, Iowa Land Prices | Values

Clay County saw a slight increase in sales volume for 2020. Highlight sale for 2020 was a mid 50’s CSR2 farm just inside city limits brought $10,300 per acre. The city of Spencer acquired this tract. A boarding farm just south of this farm brought $6,500 per acre. 

 

According to Iowa State University Survey, the most recent average price of farmland near Spencer, Iowa is $8,872 an acre which is up from last year in 2019 when it was $8,684 per acre. The average CSR2 in Clay County is 79.9.

 

 

 

Palo Alto County, Iowa Land Prices | Values

Palo Alto County, Iowa showed record sale prices at record quantities for the later half of 2020. Sales were driven by the squeeze of organic farming operations and generational conventional farming operations. A couple of the tracts that sold in November did get purchased by investors looking to rent back to organic corn and soybean growers. 

 

According to Iowa State University Survey, the most recent average price of farmland near Emmetsburg, Iowa is $8,438 an acre which is up from last year in 2019 when it was $8,268 per acre. The average CSR2 in Palo Alto County is 77.

 

 

 

Plymouth County, Iowa Land Prices | Values

Plymouth County showed equal sales volume in 2020. Farm prices have been comparable in recent years. Surprising hill farms have shown some strength in the western half of Plymouth County. Highlight sale for 2020 was a nice 80 bringing $14,500 and acres in a competitive township. 

 

According to Iowa State University Survey, the most recent average price of farmland near Lemars, Iowa is $9,452 an acre which is up from last year in 2019 when it was $9,284 per acre. The average CSR2 in Plymouth County is 73.5.

 

 

 

Cherokee County, Iowa Land Prices | Values

Cherokee County saw a consistent sales volume in 2020 in comparison to 2019. Farmland values in Cherokee saw a slight increase in value in the latter half of the year. 2021 should be interesting to see if sales volume decreases or increases.  

 

According to Iowa State University Survey, the most recent average price of farmland near Cherokee, Iowa is $9,023 an acre which is up from last year in 2019 when it was $8,776 per acre. The average CSR2 in Cherokee County is 82.2.

 

 

 

Buena Vista County, Iowa Land Prices | Values

Buena Vista County was the perfect example of what decreases in interest rates and an increase in grain prices do to land values. In the early half of 2020, farms were trading around $85-$100 a point. Fast forward to the latter half of the year farms were moving around $110 to $120 a point. Drainage is everything in this region, and access to drain water drives the market.  

 

According to Iowa State University Survey, the most recent average price of farmland near Storm Lake, Iowa is $9,361 an acre which is up from last year in 2019 when it was $9,210 per acre. The average CSR2 in Buena Vista County is 83.4.

 

 

Pocahontas County, Iowa Land Prices | Values

2020 farmland sales in Pocahontas County, Iowa were active. A large estate was sold on March 27, 2020 accounting for a large number of the farmland auction sales. Overall, sale prices were average for that current market. Farmland is trending higher in Pocahontas county headed into 2021. 

 

According to Iowa State University Survey, the most recent average price of farmland near Pochahontas, Iowa is $8,849 an acre which is up from last year in 2019 when it was $8,566 per acre. The average CSR2 in Pocahontas County is 81.2.
