Northeast Iowa Land Prices | Values

 

According to the Iowa State University 2020 Farmland Survey, Northeast Iowa land prices increased from $7,432 an acre in 2019 to $7,559 an acre in 2020. This was a $127 per acre or 1.7% increase. The average price of high quality farmland within this region (83 CSR2) is $9,182 an acre, the average price for medium quality farmland (69 CSR2) is $6,980 an acre, and the average price for low quality farmland (51 CSR2) is $5,213 an acre. 

 

According to the fall 2020 Realtor Land Institute report, the average Northeast Iowa land prices of farmland is $9,296 per acre for high quality, $7,215 per acre for medium quality, and $4,867 per acre for low quality farmland. The average price for non tillable pasture is $2,928 per acre and $2,978 per acre for timberland for this region in Iowa.

 

The averages above for both reports are determined by interviewing agricultural professionals such as financial investors, brokers/realtors, county auditors, farm managers, and appraisers. 

 

According to Iowa Appraisal and Research Corporation 2020 recap report there were a total of 65 farms offered to the public via public auction in 2020 which is double the amount of sales offered in 2019. A total of 6,518 of tillable acres were offered for sale in Northeast Iowa in 2020. The average price of farmland that sold on auction was $8,872 per acre which was up 8.97% from 2019 and the average price per tillable CSR2 point is $117 which is up $14 points from 2019.

Howard County, Iowa Land Prices | Values

There were no land auctions in Howard County in 2020. According to Iowa State University Survey the most recent average price of farmland near Cresco, Iowa is $6,965 an acre which up from last year in 2019 when it was $6,596 per acre. The average CSR2 in Howard county is 76.9. There were three farms listed for sale in 2020 all which were located in the central part of the county. The sale price at this point is undetermined at this time.

 

 

 

Winneshiek County, Iowa Land Prices | Values

 

There were 4 land auctions in Winneshiek County in 2020 totalling 924.5 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 and 80% or greater tillable was $6,942 per acre in 2020. A total of 552 acres were sold, 508 which were tillable with a CSR2 of 59.4. The average price per CSR2 point of these sales was $126. 

 

According to Iowa State University Survey, the most recent average price of farmland near Decorah, Iowa is $7,065 an acre which is up from last year in 2019 when it was $6,664 per acre. The average CSR2 in Winneshiek County is 59.2.

 

 

 

Allamakee County, Iowa Land Prices | Values

 

There were 3 land auctions in 2020 in Allamakee County. The sale in October was only 37% tillable, but it still sold for nearly $5,800 an acre. The remaining two farms were offered for sale in late December. The high quality 78 acre farm sold for $9,744 an acre coming in at nearly $130.00 a CSR2 point which is what we would consider the high end of the market, today.

 

According to Iowa State University Survey, the most recent average price of farmland near Waukon, Iowa is $7,378 an acre which up from last year in 2019 when it was $7,282 per acre. The average CSR2 in Allamakee County is 77.2.

 

 

 

Chickasaw County, Iowa Land Prices | Values

There were 5 land auctions in Chickasaw County in 2020 totalling 924.5 acres. The average price of farmland that was sold on auction with a CSR2 greater than 60 and 80% or greater tillable was $7,283 per acre in 2020. A total of 538 acres were sold 478.39 which were tillable with a CSR2 of 81.5. The average price per CSR2 point of these sales was $100.7. 

 

According to Iowa State University Survey, the most recent average price of farmland near New Hampton, Iowa is $7,602 an acre which up from last year in 2019 when it was $7,282 per acre. The average CSR2 in Chickasaw county is 77.2.

 

 

 

Fayette County, Iowa Land Prices | Values

There were 15 land auctions in Fayette County in 2020 totalling 924.5 acres. The average price of farmland that was sold on auction with a CSR2 greater than 60 and 80% or greater tillable was $7,374 per acre in 2020. A total of 1,644.93 acres were sold, 1,528.6 which were tillable with a CSR2 of 74.8. The average price per CSR2 point of these sales was $106.5. 

 

According to Iowa State University Survey, the most recent average price of farmland near West Union, Iowa is $8,088 an acre which up from last year in 2019 when it was $7,781 per acre. The average CSR2 in Fayette County is 68.2.

 

 

 

Clayton County, Iowa Land Prices | Values

There were 2 land auctions in Clayton County in 2020. The farm sale in September sold for $160.00 a tillable CSR2 point. One thing to keep in mind is there were 125.24 timber acres that are considered to have zero value when calculating dollar per CSR2 point.

 

 According to Iowa State University Survey, the most recent average price of farmland near Elkader, Iowa is $6,532 an acre which is slightly down from last year in 2019 when it was $6,584 per acre. The average CSR2 in Clayton County is 43.9.

 

 

 

Bremer County, Iowa Land Prices | Values

There were 7 land auctions in Bremer County in 2020 totaling 692.4 acres. Two of the seven auctions were unsuccessful as they did not meet the sellers expectations. Three of the remaining auction prices are not posted at this time. The January 10th sales were located north of Waverly, Iowa. The average CSR2 in Bremer County is 75.5.

 

According to Iowa State University Survey the most recent average price of farmland in Bremer County, Iowa is $8,559 an acre which up from last year in 2019 when it was $8,376 per acre.

 

 

 

Black Hawk County, Iowa Land Prices | Values

There were 6 land auctions in Black Hawk County in 2020 totalling 924.5 acres. The average price of farmland that was sold on auction with a CSR2 greater than 60 and 80% or greater tillable was $10,179 per acre in 2020. A total of 425.23 acres were sold, 421.9 which were tillable with a CSR2 of 86.6. The average price per CSR2 point of these sales was $117.7. 

 

According to Iowa State University Survey the most recent average price of farmland near Waterloo, Iowa is $9,179 an acre which up from last year in 2019 when it was $9,014 per acre. The average CSR2 in Black Hawk county is 73.9.

 

 

 

Buchanan County, Iowa Land Prices | Values

 There were 11 land auctions in Buchanan County in 2020 totalling 1,156.22 acres. The average price of farmland that was sold on auction with a CSR2 greater than 60 and 80% or greater tillable was $8,506 per acre in 2020. A total of 1,006.22 acres were sold, 965.1 which were tillable with a CSR2 of 81.4. The average price per CSR2 point of these sales was $109.4. 

 

According to Iowa State University Survey, the most recent average price of farmland near Independence, Iowa is $8,366 an acre which up from last year in 2019 when it was $8,185 per acre. The average CSR2 in Buchanan County is 75.8.

 

 

 

Delaware County, Iowa Land Prices | Values

There were 3 land auctions in Delaware County in 2020 totalling 247.4 acres. The average price of farmland that was sold on auction with a CSR2 greater than 50 and 80% or greater tillable was $13,167 per acre in 2020. A total of 236.9 were tillable with a CSR2 of 74.3. The average price per CSR2 point of these sales was $184.3. 

 

According to Iowa State University Survey, the most recent average price of farmland near Manchester, Iowa is $8,622 an acre which up from last year in 2019 when it was $8,467 per acre. The average CSR2 in Delaware County is 65.1.

 

 

 

Dubuque County, Iowa Land Prices | Values

There were no land auctions in Dubuque County in 2020. According to Iowa State University Survey, the most recent average price of farmland near Dubuque, Iowa is $7,678 an acre which up from last year in 2019 when it was $7,607 per acre. The average CSR2 in Dubuque county is 49.2.
