Sale Method: The farms will be sold at live public auction with online and phone bidding opportunities for all buyers. Tract’s #1 and Tract’s #2 will sell via the buyer’s choice method.
Farm Lease: The farm is leased for the 2025 farming season, the 2025 farm lease has been terminated. The 2026 farm lease is open.
Survey: A survey will be conducted by the seller prior to closing for Tract 1. Tracts 2 will not be surveyed, the farms will be sold using taxable acres.
Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.
Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the seller’s attorney trust account. The remaining balance will be due at closing.
Farm Possession: The buyer will receive real estate possession at closing or when the current crop is harvested.
