Sale Method: The farm will be sold as 1 tract at live public auction
Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.
Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.
Farm Possession: Farm lease is open for 2019. Buyer shall receive full possession at closing. Once 10% Earnest money has been deposited the buyer has possession to farm the farm. Full possession will be conveyed at closing.

Farm Lease: Farm has an open lease for 2019. The new buyer will be able to farm the farm after the 10% Earnest money is deposited.
