The sale will be held in Lamoni , IA at The Lamoni Community Center. The farm has a 56.3 CSR2 on the 48.36 +/- cropland acres. . Most of this farm lays very well and drains very well allowing great yields year after year. The farm is located a short mile and a half  Southwest of Lamoni, IA on the West side of, Elk Chapel Rd. Sale Method: The farm will be sold as 1 tract at live public auction


Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.


Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing.


Farm Possession: Farm lease is open for 2019. Buyer shall receive full possession at closing. Once 10% Earnest money has been deposited the buyer has possession to farm the farm. Full possession will be conveyed at closing.


Farm Closing: April 18th, 2019


FSA Information: Call Land Broker Cody Skinner or Matt Skinner for any FSA information questions prior to the auction. Note all FSA information is estimated to the best seller and Iowa Land Company. All information is subject to change. Farm will be subject to new FSA conservation plan


Mineral Rights: All mineral rights will convey to the buyer.


Bidder Registration: All active bidders must be registered prior to bidding on the farm. All bidders must have a bid card to bid on the farm.


Farm Lease: Farm has an open lease for 2019. The new buyer will be able to farm the farm after the 10% Earnest money is deposited.
