Sealed bids for 331.84+/- acres of farmland in Howard County, Iowa, will be accepted until 3:00 PM CST on October 28th, 2025. This prime agricultural land, located six miles northeast of Elma and just half a mile west of Highway 63 in south-central Howard County, is being offered for sale by the Estate of Frederick C. Brush, Jr, through Iowa Land Company. The property is divided into two tracts: Tract #1 comprises 154.71+/- net acres, and Tract #2 consists of 177.13 net acres. The farm features pattern tiling with 3-inch tile, though tile maps are currently unavailable but being sought. Sealed Bid Due Date and Time: October 28th, 2025 at 3:00 PM CST

Sale Method: Farm will be offered as two tracts via Sealed Bid Sale. Contact Land Broker Cody Skinner or Nick Skinner to request a bid packet. Seller has the right to reject, accept, or counter any and all bids. It’s important to understand, if the seller doesn’t accept the highest dollar amount bid the seller will likely counter offer the highest bid. You should be aware of this while making your bid so you are aware how important it is to be the highest bid October 28th, 2025 at 3pm CST.

Bid Submission Process and Earnest Money: All interested parties are required to make a sealed bid on the purchase agreement form provided by Iowa Land Company. Please print the bid packet per tract above to submit a bid. To be considered, all sealed bids should be delivered to Iowa Land Company Urbandale, Iowa office or emailed to Cody Skinner or Nick Skinner on or before October 28th, 2025 at 3pm CST. Iowa Land Company will notify the winning bidder. The winning bidder will be required to submit a 10% earnest money check within 24 hours after acceptance. All funds will be held in the seller’s attorney trust account prior to closing. The remaining purchase price balance will be due at closing. Unsuccessful bidder(s) will be notified their bid was not accepted.

Farm Lease: The farms are leased for the 2025 agricultural season. The buyer shall receive real estate possession at closing and full possession March 1, 2026. 

Survey: The entire farms will not be surveyed but the owner at the owners expense will hire a licensed surveyor to identify the property line on tract #1 and the north property line of tract #2 if the two farms sell to two different buyers. If tract #1and tract #2 sells to the same buyer no survey work will be completed by the seller. The acreage multiplier amount for tract #1 will be 154.71 +/- acres and 177.13 +/- net acres for tract #2.    

Farm Closing: December 9th, 2025.
