Iowa Land Company Real Estate and Auction Company is an Iowa based company that helps Iowa landowners understand their property values and represent clients selling their property when that time comes. 1. Briefly describe your brokerage, its specialties, and its expertise.

 

Iowa Land Company is a farmland real estate brokerage that services all 99 counties in Iowa. Our specialty is selling Iowa farmland. As a family owned business, we offer a full service farmland auction platform as well as traditional listing in a very professional manner.  Our sole focus is to provide Iowa landowners with an honest, trusting, and professional service that they can tell friends and family about. Grassroots and modern cutting edge marketing with a nationwide reach is where we excel. Connecting buyers and sellers of Iowa farmland is our duty and we take that very seriously. Our boots only know Iowa dirt and we take pride in being the Iowa farmland experts that are here for the Iowa people.

 

 

2.  Is there one impressive sale, listing, or statistic for 2023 that qualifies as a true WOW moment? Please share the news!

 

Agricultural Farmland Listing

In 2023 we sold the Lois Loerts Estate located in Osceola County, Iowa. The farm consists of 388.80 acres of which 371.03 acres are considered cropland with a strong CSR2 average of 82. Farms like this are hard to find and can take a lifetime to put together. A very well taken care of farm in a very strong farming community. Located just northwest of Ocheyedan, Iowa. The farm sold for $4,634,943. 

Recreational Listing 

In 2023 we sold the “Winke Farm” in Monroe County, Iowa. The farm consists of 975 +/- acres of south central Iowa’s beautiful landscape with a great mix of timber and open cropland acres, managed and owned by renown whitetail deer hunter Bill Winke, host of Midwest Whitetail Web show. This was a one of a kind hunting property. Located southeast of Albia, Iowa. The farm sold for $4,864,875.

 

 

3.  What was your take on the 2023 market? Not the broad US market but your specific market, your buyers and sellers, and your book of business.

 

Our 2023 Iowa market was outstanding with land values remaining very strong in a majority of the state. Overall land prices climbed 3.7% in 2023, which was another solid increase considering prices increased 22% in 2022 . Limited land supply, stronger-than-expected yields, steady commodity prices, and plenty of cash buyers helped keep land prices stable in 2022. Overall we saw 80% local operators and 15% investors buying farms without hesitation throughout most of the year. 2023 was another fantastic year in the land real estate industry and we couldn’t do it without our loyal Iowa clients.   

 

 

4.  What are your predictions for 2024?  Again, not the broad US market but your specific market, your buyers and sellers, and your book of business.

 

The 2024 year will be a very interesting year for us. Prices on top tier Iowa farmland remain very stable through the first quarter of this year. This Spring has been busy with numerous successful farmland auctions and many pending farms in both the tillable farmland and recreational property categories. Our brand is rapidly growing and we are finding the traditional word of mouth advertising paired with our national recognition is traveling to many of the farming communities here in Iowa. The 2024 farmland prices will still hinge on the idea that interest rates may decline but there is uncertainty, farm incomes, stable commodity values, overall inflation indexes, and the availability of land parcels. With that said, the increased interest rates, decrease in cash buyers, and the surge in the volume of farms that have sold the last two years will slow down our market here in Iowa. Our market still looks very strong, it just won’t increase like it has the past two years. We look forward to seeing what 2024 has to offer for us at Iowa Land Company.
