Why Is Tracking Auction Data Important?

Tracking auction data is crucial for several reasons. It helps both buyers and sellers make informed decisions when buying and selling farmland. Here are some more key reasons why it’s worth reviewing…

Market Insights

Auction data provides valuable insights into market trends, including price fluctuations, demand patterns, and inventory levels. This information helps individuals make informed decisions regarding buying, selling, or holding assets.

Transparency

By tracking auction data, transparency in transactions is enhanced. It allows participants to assess broad fair market values, understand competitive bidding dynamics, and ensure equitable outcomes.

Risk Management

For owners, businesses and investors, monitoring auction data helps in assessing risk exposure. Understanding how assets perform in auctions can inform risk mitigation strategies and portfolio diversification efforts.

Confidence

Collecting our own auction data helps our land brokers, agents, and appraisers understand current market prices when evaluating farmland. We want our clients to feel confident that we understand the current farmland market when working with them.

Historical analysis

Over time, auction data forms a historical record of market behavior. Analyzing past auction results can reveal long-term trends, cyclical patterns, and correlations with external factors, aiding in forecasting future market movements.

What Are The Trends For 2024?

There is more downward pressure than we have seen the last 36 months in agriculture. Current commodity prices are without a doubt the biggest influencer today, corn and soybean prices have retracted back to pre COVID prices. It’s going to be, without question, not near as profitable a year unless we see cash crop prices rebound. We also can’t forget to mention interest rates. The Fed has announced rates will be coming down in 2024 but we have yet to see any cuts. Over the years land price trends have followed commodity prices very closely. With that said, we feel land values will remain stable – slightly retract in 2024. Like all forms of real estate the best quality will show the least amount of decline and middle to low grade farms will be more influenced by current agriculture market conditions. All in all it’s still a great time to buy or sell a farm!
