The Quantity Of Auctions Per Quarter & CSR2 Average Value Statewide
This chart tracks the quantity of auction per quarter and average CSR2 value over the past 4 years! There were 415 land auctions across the state and the average price per CSR2 value was $176.00 which is a 3.3% decrease from last quarter. What Are The Trends For 2024?
There is more downward pressure than we have seen the last 36 months in agriculture. Current commodity prices are without a doubt the biggest influencer today, corn and soybean prices have retracted back to pre COVID prices. It’s going to be, without question, not near as profitable a year unless we see cash crop prices rebound. We also can’t forget to mention interest rates. The Fed has announced rates will be coming down in 2024 but we have yet to see any cuts. Over the years land price trends have followed commodity prices very closely. With that said, we feel land values will remain stable – slightly retract in 2024. Like all forms of real estate the best quality will show the least amount of decline and middle to low grade farms will be more influenced by current agriculture market conditions. All in all it’s still a great time to buy or sell a farm!
