A strong sale in a strong area – Iowa Land Company offered a farm for Breezy Acres LLC on August 22nd in Royal IA. This region is known for some of the best farmland in the country. That being said, we have seen a flurry of sales in this region by sellers trying to catch a high in the farmland market. Some say 2013 was the peak in Iowa farmland values we would have to agree but, for 2019 sales prior to a fall harvest might be higher than we see in the fall/ winter months. 

On Thursday we saw active bidding by mostly local interest with some investors looking to pay in the $10,000 – $11,000 range for the mid 90s CSR2 farm. On the final hammer drop fair market value was determined at $11,700 totaling $1,170,000 for the Clay County, IA 100 acre tract. 

What to look ahead at in the markets – There are multiple pressure points on farmland values currently, low commodity prices, trade dispute, and shrinking working capital to name a few. When will this turn around?  That’s a tough question in today’s landscape.
