    What is the current price for farmland in Chickasaw County, Iowa? $7,282 an acre is the average price for farmland in Chickasaw County according to the latest 2019 Iowa State University Farmland Survey.

 

    Every January I like to sit down and analyze the sales that were brought to market the previous year in the counties I broker the sale of land in because it provides me confidence I understand the local market when assisting clients sell their farmland.

 

    The average price of farmland that sold on auction in Chickasaw County was $6,773 an acre in 2019. More importantly, the average tillable price per CSR2 point is $90. The average CSR2 of the farms offered for sale at auction in Chickasaw county in 2019 was 82.4. I personally track all land auctions across the county. There were 3 public farmland auctions inside the county lines in 2018. The results are as follows. 

 

    I used all 3 land actions to determine the county average of $6,773 an acre because they were all more than 80% tillable so they were all great comparatives when looking at what the value of tillable farmland is worth in the county. In my survey to come up with a county average farmland value for Chickasaw County, there were a total of 423.72 acres offered to the public. 386.4 acres of the total acres offered were cropland acres; therefore, the acres offered to the public were 91.19% cropland acres. The average CSR2 rating of the 3 tillable farms that were brought to auction that was  82.4. Therefore, my calculations prove the current price per CSR2 point Chickasaw County is $90.
